How prices are calculated

The ranges reflect average construction sector prices in Spain (2025-2026), including materials and labour. The minimum price corresponds to budget finishes and the maximum to medium-high quality. Prices do not include VAT: renovations to a primary residence are taxed at the reduced rate of 10%.

How a renovation budget is estimated

The budget is built by adding up items, not by applying a single price to the total square metres. Each work chapter has its own unit of measurement: demolition, flooring, tiling and painting are measured per square metre; plumbing and electrics are usually quoted per point or per complete dwelling; and elements such as doors, windows or sanitary ware go by unit. To the sum of materials and labour you add indirect costs, which include waste management, protection of non-renovated areas, municipal permits and, if the work requires it, the technical project and site supervision. Finally VAT is applied, at 10% for home renovations meeting certain requirements and 21% for the rest.

Worked example

For an 80 m² home with a mid-range full renovation at €700/m², the bulk of the work comes to €56,000. If that scope includes a complete bathroom (about €6,000) and a kitchen (about €9,000), check that the per-square-metre price already covers them so you do not double-count. To the resulting figure you would add around 10% for contingencies, about €5,600, plus the applicable VAT. A realistic budget would therefore fall between €68,000 and €75,000 depending on finishes.

How to interpret the budget

Treat the figure obtained as a starting range for negotiation, not a closed price. Always set aside an extra 10% to 15% for contingencies: in older properties it is common to uncover hidden problems with damp, obsolete installations or damaged floor slabs that only appear once the floor is lifted or a wall is opened up. Check too that the quote includes debris removal and permits, two items some companies leave out to present a lower figure. And be wary of offers far below the rest: in renovations, a difference of more than 25% against other quotes usually signals items not accounted for that will surface later.

No. Prices are excluding VAT. Renovations to a primary residence are taxed at 10% VAT (reduced rate). For second homes or commercial premises, VAT is 21%. Add the relevant VAT to the final budget to calculate the total cost.

It depends on the type of renovation. Energy efficiency improvement works (thermal insulation, high-efficiency windows, heat pumps, biomass boilers) qualify for IRPF deductions of 20% to 60%. Cosmetic renovations such as painting or floor replacement are not deductible for personal use, although they may be deductible expenses if the property is rented.

A full renovation of an 80-90 m² flat can take 2 to 4 months depending on scope. A partial bathroom or kitchen renovation usually takes 2 to 4 weeks. Always allow an additional margin of at least 2-3 weeks for possible unforeseen issues or material lead times.

Full kitchens and bathrooms are the most costly items because they concentrate plumbing, electrical, tiling and joinery work. A medium-quality full bathroom costs around €3,000-8,000 and a full kitchen €5,000-15,000. Secondly, flooring and painting throughout the property can amount to several thousand euros.

It depends on the municipality and the type of work. Minor works (painting, floor replacement, tiling without structural changes) generally only require prior notification to the town hall. Major works (removing structural walls, extensions, change of use) always require a major works permit, which can take weeks or months to be granted.

The most effective lever is not moving installations. Changing the location of drains, downpipes or electrical panels sends the plumbing and masonry budget soaring without any visible improvement in the result. The second is concentrating the work in time: a phased renovation means paying several times over for travel, protecting the home and removing debris. The third is distinguishing where to invest and where to hold back: it pays to spend on what you will not change for twenty years, such as installations, windows or insulation, and to economise on finishes and furniture, which are easier to renew later. Always get three itemised quotes and be wary of those that arrive as a single global figure with no breakdown.
